A quotation will be provided within one or two days for repairs. The repair work may take up to a week. Therefore, the coc certificate cannot be issued until the job has been completed.

This clause is in place to ensure that, when the owner transfers the property to the purchaser, it is registered with an ECC and that electrical wiring is secure if the buyer is transferring ownership of the property. The house seller is usually accountable for obtaining an ECC and must cover any changes or repairs required before the certificate can be given. When a buyer purchases bonds to fund the purchase of the house, The bank may make it a requirement in the loan that it obtains an ECC
This could take two to three hours if installation complies with the electrical wiring code of practices SANS 10142-1 Regulations. Beware if an “electrical contractor issues the COC within 30 minutes or a certificate for R300. However, if the installation is not compliant, repairs must be done. Repairs may take up to 1 day to 1 week depending on the size of the problems identified or electrical faults.

For instance, if a light fitting is replaced with downlights, the electrical contractor must ensure that the proper CoC is issued for the work. Suppose any modification or addition is made to an electrical installation with a valid electrical C.OC. In that case, the property owner or the lessor of that electrical installation should obtain an additional CoC certificate for the change or modification. Both CoCs should be kept together in a safe location.
The seller is accountable for the expenses of getting the certificate. This includes paying an electrician for the inspection and the certification, as well as paying for it and any other problems about the electrical system’s safety to be addressed through an electrician. It is always advisable to consult the sale agreement to establish the respective responsibilities of both the buyer and seller.
